The extension comprises 41 bedrooms, 3 lift lobbies, 2 unisex toilets, 48 car parking spaces and a swimming pool.
Adopting a modern architectural approach, the design incorporates a pitched roof form, effective shading, weatherboard cladding and landscaping that responds to the local tropical character.
The blue colour palette applied to the roof and external walls has been selected to complement and maintain consistency with the existing building’s original colour scheme.





MENDEL RESIDENCE

The development comprises two double-storey dwellings, incorporating a total of 8 bedrooms and 2 garages.
Designed in a contemporary architectural style, the proposal features flat roof forms, brick veneer construction to the ground floor, and PowerPanel / Hebel panel cladding to the first floor.
The landscape design incorporates indigenous and drought-tolerant planting, contributing to the sustainability and low-maintenance character of the development.
A passive design approach has been adopted to improve thermal performance, achieving a 6-star energy rating.


O'LOUNGHLIN HOUSE

This double-storey dwelling features a combination of pitched and flat roof forms and includes 4 bedrooms and 2 car parking spaces.
Designed in a contemporary architectural style, the dwelling is located on a 19,373 m² site, with a total construction floor area of 249.8 m². The design incorporates a pitched roof with shading elements, brick veneer construction to the ground floor, and Hebel PowerPanel cladding to the first floor.
The landscape design includes indigenous and drought-tolerant planting, supporting the passive design approach and contributing to the dwelling’s 6-star energy rating.
The property is also serviced by an on-site wastewater treatment system and septic tank.

TAQI RESIDENCE
Lot 240 Andrews Farm SA 5114

This modern single-storey home includes 4 bedrooms and 2 car parking spaces.
The design combines pitched and flat roofs to create a clean, contemporary look. It has been designed to meet the St Andrews Urban Design Guidelines, while also keeping the project practical and budget-friendly.
The home uses durable brick veneer together with lightweight Hebel panel cladding for a modern finish. The landscaping includes native and drought-tolerant plants, helping to reduce maintenance and water use.
With good passive design principles, the house has achieved a 6-star energy rating, providing better comfort and energy efficiency for everyday living.
8SPOON RESTAURANT
Shop 9, 165 Woodford Rd, Elizabeth North, SA 5113

The proposal is to convert an existing 262 m² bank tenancy into a modern restaurant.
The restaurant will include 92 seats, 3 toilets, a commercial kitchen, storage areas, and access to 41 shared car parking spaces.
The interior will be designed with a modern, warm and welcoming style, creating a comfortable dining experience for customers.
An ambulant accessible toilet will be provided to meet the relevant accessibility requirements, including AS 1428.1-2009 and the NCC/BCA Performance Requirements.
Fire safety and emergency provisions will also be included in the design, with fire equipment provided in accordance with AS 2444, where required.
The proposal also allows the premises to operate as a licensed restaurant, subject to the relevant liquor licence approval.

142 Wheatsheaf Road, Morphett Vale, SA 5126

Heritage Building Restaurant Conversion
This project converts an existing heritage house into a small restaurant.
The site is 341 m² and includes 17 car parking spaces, 36 dining seats, 3 toilets, 2 kitchens, a cellar, and storage areas.
The design respects the original heritage character of the building while creating a practical, comfortable, and welcoming restaurant for customers and staff.
NCT Architects prepared design solutions to support the change of use, including accessibility, fire safety, energy efficiency, and NCC compliance. The project includes an ambulant accessible toilet, fire and emergency equipment, Section J energy efficiency requirements, and documentation to support a liquor licence application.
This project shows our experience in heritage design, restaurant planning, change of use applications, accessibility compliance, and council approval documentation.

Four Townhouse Development – Christies Beach, SA
This project proposes four new two-storey townhouses at 8 Bammann Street, Christies Beach. The design provides a modern and practical residential development with well-planned living areas, bedrooms, bathrooms, private garages, visitor parking, and landscaped open spaces. Each townhouse is designed to maximise comfort, natural light, privacy, and everyday functionality, while maintaining a clean contemporary architectural style. The development demonstrates NCT Architects’ experience in townhouse design, efficient site planning, residential layouts, and council approval documentation.

HA PHAM 2ND DEVELOPMENT

Twelve Townhouse Development – Ipswich, QLD
This project is the second townhouse development designed for the same client, Ha Pham, following the Christies Beach project. The proposal includes 12 new two-storey townhouses at 1–1B Salisbury Road, Ipswich, QLD. The design provides a modern and efficient residential layout with private living areas, bedrooms, bathrooms, balconies, garages, and shared vehicle access. The development focuses on practical townhouse living, good natural light, privacy, and a clean contemporary architectural style. This project demonstrates NCT Architects’ experience in multi-unit residential design, site planning, townhouse layouts, and council approval documentation.
HA PHAM 3RD DEVELOPMENT

Boarding House Development – Unanderra, NSW
This project proposes a new boarding house at 77 Road, Unanderra, NSW. The design provides a modern two-storey building with a clean architectural style, practical room layouts, shared access areas, car parking, landscaping, and private balcony spaces. The building has been designed to provide safe, comfortable, and affordable accommodation while maintaining a good relationship with the surrounding residential area. EMANUEL RESIDENCE

Heritage House Addition – Ivanhoe, VIC
This project involved a sensitive house addition to an existing residence at 33 Melcombe Road, Ivanhoe, VIC 3079. The design carefully responded to the heritage character of the original dwelling while providing improved living spaces for modern family use.
